RERA Orders Developer To Set Up Helpline

Hyderabad: The Telangana Real Estate Regulatory Authority (TGRERA) has issued an interim order against Pacifica Constructions, developer of the Aavas Hyderabad project in Miyapur, for failing to deliver flats on time and not maintaining communication with homebuyers.

During a hearing on July 15, the RERA examined six complaints from allottees who alleged that the builder had not provided revised possession timelines despite long delays and had not created any channel for addressing their concerns. The project located at Bachupally and registered under the RERA has already sold over 90 per cent of its flats.

The RERA found that the promoter had not established a grievance redressal mechanism either at the site or digitally and had failed to communicate openly with the allottees. The RERA also pointed out that the promoter was legally required to initiate the formation of an Association of Allottees once the majority of units were booked which had not been done.

The authority directed Pacifica Constructions to set up a dedicated grievance redressal cell at the project site within five days. The cell must operate on at least five days a week and a dedicated email ID and helpline number must be created for digital submission of complaints. All grievances must be acknowledged within 48 hours and resolved or responded to within 15 days. The builder has also been instructed to allow homebuyers to inspect their flats and submit a compliance report before the next hearing.

The RERA warned that any further failure to engage with homebuyers or fulfill legal obligations would be treated as willful negligence which could lead to penalties. The matter is scheduled for further hearing on August 14.
